Acquisition Criteria

Asset Classes: Core/Core+, Value-add

Property Types: Single and multi-tenant office, industrial, and multi-family residential

Quality/Grade: Institutional, high quality construction; Classes A & B

Size: <$15MM; Larger deals will be considered on a case-by-case basis

Tenants: Both national and strong regional tenants including corporate, government, automotive, healthcare, and industrial

Lease Structure: Prefer net leases but will actively consider modified gross and gross leases; Emphasis on those with rental escalations during the primary term

Occupancy: 80%+ occupancy preferred, excluding value-add opportunities

Single Assets vs. Portfolios: Single assets strongly preferred; select portfolios will be considered

Target Market: Southeastern Michigan; Other areas will be considered on a case-by-case basis

Leverage: Prefer properties with no mortgage debt in place, but will consider leveraged properties
